What early childhood, aged care and disability support workers can use, and what is not currently available to them.

Care work is essential, and thinly supported

Early childhood educators, aged care workers and disability support workers are consistently described as Essential Workers. What is much thinner is the financial support that names these roles specifically.

In our review of current published material, the lenders that publish occupation-based LMI waivers name medical, allied health, legal, finance, education and emergency professions. We have not found a major lender publishing a waiver that names early childhood, aged care or disability support roles. That may change, and a broker may know of a smaller lender's current offer, but you should not plan around it.

What remains available is the general support that applies to any eligible first home buyer, plus the fact that a discounted purchase price does more for a modest income than any concession does.

General support that applies to you

  • 5 percent Deposit Scheme. Eligible first home buyers can purchase with a 5% deposit, and eligible single parents or legal guardians with 2%, without LMI. Property price caps apply by location and applications go through participating lenders. For a single-income household, the 2% pathway can be the difference between buying and not.
  • Help to Buy. Shared equity with published taxable-income limits of $103,000 for individuals and $165,000 for joint applicants or single parents, subject to property caps and occupancy conditions. On a care-sector income, this is often the most relevant federal scheme.
  • State duty concessions. Queensland gives a full concession up to $700,000 and steps down to $800,000. New South Wales exempts homes up to $800,000 with a concession to $1 million. Victoria exempts up to $600,000 with a reduction to $750,000. In each case the threshold, not your occupation, decides.

Without a waiver, borrowing above 80% of a property's value usually means paying Lenders Mortgage Insurance. It is a real cost, it is sometimes added to the loan, and it is worth pricing before you decide a 10% deposit is enough.

The income issues that come up most

Part-time and varying hours. Many care roles are part-time by design. Lenders assess demonstrable income, so a stable part-time pattern with a long record is generally more useful than a recent increase in hours.

Multiple employers. Working across two providers or an agency is common. Expect each income stream to be documented, and expect the lender to look at the combined pattern rather than a single employer's letter.

Award increases. Care-sector awards have moved in recent years. A recent increase can help, but a lender will usually want to see it reflected in several payslips before counting it fully.

Casual conversion. If you have recently moved from casual to permanent, the permanent status helps but the income history still needs to be shown.

Ask your employer one question

Some providers, particularly larger aged care and health groups, have explored key worker or staff housing arrangements. Ask your employer whether any such arrangement exists, who administers it and whether it is rental or purchase. It costs nothing to ask, and the answer is not usually published anywhere.

Beyond that, the order of work is the same as for anyone else: establish borrowing capacity, confirm deposit and any government support, choose the area against your actual shifts and transport, then look for a discounted home. Building a realistic deposit and finance plan walks through the numbers.

EWH is a private service, separate from government programs and from any lender. We work with providers and developers selling at a genuine discount to eligible Essential and Key Workers, and we will tell you honestly whether a purchase looks achievable on your income.
