What the NSW First Home Buyers Assistance Scheme covers, where the thresholds fall, and what else may apply.

What New South Wales offers a first home buyer

New South Wales support is weighted towards transfer (stamp) duty rather than a large cash grant, and there is no income test on the duty scheme.

First Home Buyers Assistance Scheme. For contracts exchanged on or after 1 July 2023, a new or existing home valued at $800,000 or less is exempt from transfer duty. Homes above $800,000 and below $1 million may qualify for a concessional rate. Vacant land intended for a first home is exempt up to $350,000, with a concession between $350,000 and $450,000.

Eligibility turns on ownership history, not occupation. You and your spouse or partner must never have owned or co-owned residential property in Australia, and neither of you may have received an exemption or concession under the scheme before. At least one buyer must be an Australian citizen or permanent resident. You must move in within 12 months of settlement and live there for at least 12 continuous months. Members of the permanent Australian Defence Force have the residence requirement waived where all buyers are on the NSW electoral roll.

First Home Owner Grant. The NSW grant is a $10,000 payment for eligible new homes, subject to a price cap and contract-date conditions. Confirm the current cap with Revenue NSW before you build it into your budget.

Revenue NSW publishes an online Home Buyer Assistance Finder that will indicate whether you may be eligible. Use it early, and treat the result as an indication rather than an approval.

Federal support and NSW housing supply

  • 5 percent Deposit Scheme. 5% deposit for eligible first home buyers, 2% for eligible single parents or legal guardians, with no LMI. Property price caps apply and applications go through participating lenders.
  • Help to Buy. Shared equity with published taxable-income limits of $103,000 for individuals and $165,000 for joint applicants or single parents, plus citizenship, property cap and occupancy conditions.
  • Lender occupation waivers. St.George, part of the Westpac group, publishes LMI waivers for listed health professions. NAB publishes waivers for AHPRA-registered medical practitioners and for listed legal and finance professions. Availability depends on profession, loan type and LVR.

NSW has also trialled shared-equity assistance aimed at single parents, older buyers and frontline occupations including nursing, teaching and emergency services. Places on such programs are limited and can close, so confirm directly with Revenue NSW or Homes NSW whether any scheme of that kind is currently accepting applications rather than assuming it is.

Why location matters more in NSW than almost anywhere

The duty thresholds do a lot of the work. A home at $800,000 or less carries no duty; the same purchase at $850,000 does not. That single boundary changes the practical shortlist in most of Sydney, and it is a reason to look at what a given budget buys in different corridors rather than at the headline price alone. How to judge whether a discounted home is good value covers how to weigh a discounted price against the conditions attached to it.

EWH is a private service, separate from government programs. Being an Essential or Key Worker does not by itself qualify you for any government benefit, and a discounted price is not the same thing as a concession.

What to check before you commit

  1. Your ownership history, including a partner's. It is the most common reason an application fails.
  2. Where the purchase price sits relative to the $800,000 boundary.
  3. Whether the home is new. The grant is for new homes; the duty exemption is not.
  4. Any shared-equity conditions, including how the other party's share is valued and repaid.
  5. The residence requirement and what happens if your circumstances change.

We will review your position against these points and tell you plainly what looks achievable in New South Wales.
