How Queensland's thresholds shape a Brisbane purchase, and what to check before assuming local availability.

Brisbane is a Queensland purchase first

There is no separate Brisbane buyer grant. If you buy in Brisbane, you are buying under Queensland rules: the first home concession on transfer duty for a home valued under $800,000, and the first home owner grant of up to $30,000 for a new home within its value cap. Both depend on the contract date, your ownership history and the property's value, not on your occupation.

That matters in Brisbane because the boundaries fall in the middle of the market. A home at $700,000 or less carries no duty at all under the concession. Between $700,000 and $800,000 the benefit steps down. Above $800,000 the concession is gone and only the general home concession may apply. On the grant side, the cap is $750,000 and established homes do not qualify at all.

So a practical Brisbane search starts with three numbers: your borrowing limit, the duty boundary, and the grant cap for a new home. Choosing where to buy around your work and budget explains how to work those together without overcommitting.

Where discounted Brisbane housing actually comes from

Affordable and discounted housing in Brisbane is delivered mainly through community housing providers and through developments built under planning or funding arrangements, not through a single council or state buyer program. Availability is patchy and changes with each project, so a suburb that had allocations last year may have none now.

Brisbane City Council's housing supply work focuses on enabling development through its planning scheme and incentive policies rather than offering purchase grants to individuals. It is worth understanding because it influences where new supply is likely to appear, but it will not produce a benefit for you at the point of purchase. Check the council's housing supply pages for current policy detail rather than relying on second-hand summaries.

EWH is a private service, separate from government programs and from the council. We work with providers and developers selling at a genuine discount to eligible Essential and Key Workers, and we assess your situation before pointing you at anything.

The Brisbane working pattern most buyers overlook

Brisbane's hospitals, schools and emergency services run on shift work, and shift work shapes a purchase in three ways.

  • Borrowing capacity. Lenders treat overtime, penalty rates and allowances differently. Some assess a proportion; Westpac, for example, publishes that it can assess 100% of overtime and allowances as income for eligible healthcare, emergency services and building trade applicants. Ask each lender how your roster is treated before you compare rates.
  • Commute at the hours you actually travel. A 20-minute drive at 10am can be 50 minutes at 6:45am. Test the trip at the start and end of your real shifts, not on a weekend.
  • Settlement and roster clashes. Settlement dates fall in business hours. Line up leave or a representative early rather than discovering the conflict the week before.

Preparing to buy when your work involves shifts or contracts goes into the documentation that makes this easier: payslips showing loadings, a roster, and an employer letter that explains your ordinary earnings.

What to verify on a Brisbane listing

  1. The basis of the discount and whether the price is permanently reduced or another party retains an interest.
  2. Occupancy and resale conditions, in writing, before you sign.
  3. Whether the home is new or established, because the grant turns on it.
  4. The contract date, because duty concessions are assessed against it.
  5. The lender's current published list for any occupation-based waiver, rather than a colleague's experience.

Then get the numbers checked. We will tell you whether a Brisbane purchase looks realistic at your income and deposit, and if it does, where a discounted home is genuinely available.
